EPDM Explained
Ethylene propylene diene monomer (EPDM) is a synthetic rubber roofing membrane that is extremely durable and used on low-slope or flat roofs. While it is occasionally used in residential roofing, it was primarily designed to be used in commercial roof systems. EPDM is mostly made up of ethylene and propylene, which are derived from oil and natural gas, but also contains a small amount of diene monomer. This combination of materials results in a roofing material that is flexible and highly durable.
EPDM roofing is available in black or white, a wide variety of widths, and two thicknesses. The standard color for EPDM is black, which absorbs more heat but won’t look as dirty as white membranes. EPDM roofing has been an appealing choice for commercial properties for many years due to its versatility, affordability, and long-term durability. It is installed using one of three systems: ballasted, mechanically attached, or fully adhered. Seams are sealed using liquid adhesives or specially formulated seam tape.
Advantages of EPDM Roofing
- Temperature resilience: EPDM roofing is resistant to extreme heat and fire and is able to maintain its flexibility in colder temperatures. It can also withstand extreme temperature changes during either heating or cooling.
- Weather durability: One of the biggest draws of EPDM roofing is its ability to tolerate various types of weather conditions. It is resistant to hail and high wind damage as well as the effects of weathering and abrasion.
- Environmental and chemical resistance: EPDM roofing is able to endure ozone exposure, ultraviolet (UV) radiation, and many types of chemicals.
- Energy efficiency: Although not as common as the black, white EPDM membranes can be used to help cut energy consumption during warmer months. The reflective surface helps to reduce heat absorption and lower air-conditioning costs. Conversely, the black EPDM membranes will absorb the sun’s rays and decrease heating costs. However, it is less efficient during warmer months, when heat absorption results in higher cooling bills.
- Ease of repairs and restoration: When properly maintained, EPDM roofing is easy to repair and restore using adhesive patches or seam tapes.
