Roof Inspections and Maintenance
Maintaining the integrity of your commercial roof is important to its durability and longevity, and regular inspections and maintenance are a requirement of most manufacturer warranties. Flat roofing should be inspected at a minimum of twice per year, no matter which type you have, to ensure that they are free from damage, dirt and debris, and that everything is in proper working order. Additional inspections should be conducted after extreme weather, vandalism, or when construction work has been done on or around the roof. Some components that inspections focus on include
- Damage to or displacement of any parts of the roofing materials
- Evidence of water penetration or condensation
- Amount and location of the accumulation of debris, leaves, and plants
- Signs of movement of external walls, soffits, or eaves
While professional inspections are essential to prolonging the life of your roof and not voiding your warranty, regular maintenance is just as important. Routine maintenance of a flat roof involves
- Clearing leaf, dirt, and debris build-up from the roof, gutters, downpipes, gratings. and around outlets
- Cutting back excess or overhanging tree limbs to reduce leaf accumulation and prevent branches from scratching or puncturing the roof
- Removing excessive amounts of snow and ice to avert potential leaks or collapsing
- Monitoring areas with pooling water that doesn’t drain within 48 hours of rainfall
- Replacing any surface protection that has shifted or been removed
